Our Location

JQ Modern is a modern office building in the heart of Birmingham’s Jewellery Quarter, offering high-quality private offices, meeting rooms and premium amenities for businesses. We combine modern design with a strong community focus to create a space where teams can work, connect and thrive.

The building and office spaces are accessible 24/7 for tenants. The reception area and communal lounge areas are open Monday – Friday 08:30 – 17:30.

We are based on Vyse Street in the Jewellery Quarter. JQ Modern sits on Golden Square, the geographic centre of the Jewellery Quarter. Full of history and character, the bustling streets of the Quarter have some of the best independent cafes, bars, pubs and restaurants in Birmingham.

The building is highly accessible, getting here couldn’t be easier!

  • By train and tram: Jewellery Quarter train/tram station is just a short walk away. Convenient stops nearby connect you to the city centre and beyond. 3 minute walk.
  • By car: There is also a multi-storey car park next to the building with 600 spaces available at discounted rates. 2 minute walk.
  • By bus: Bus stops are only a 1 minute walk away.
  • By bike: Secure bike storage is provided for tenants.

The Jewellery Quarter has some of the best independent cafes, bars and restaurants Birmingham has to offer. There are plenty of amenities located locally including a Tesco’s, Post Office, and a Bank.

Office Space & Leasing

We offer private office spaces of various sizes flooded with natural daylight. Our adaptable spaces can be tailored to your business, so you will receive an office layout that works perfectly for your team. You have the option to choose a serviced office space or a non-serviced office space.

A Serviced Office is a fully equipped, ready to use workspace that provides everything your business needs in a single monthly bill. Included in the price per month is – rent; service charge; furniture; utilities; ultra-fast Wi-Fi; meeting room credit; access to boutique communal lounge areas; complimentary tea and coffee refreshments and access to regular in-house networking events.

Non-serviced offices are unfurnished workspaces that you rent and manage yourself. You will be responsible for managing your own furniture, electricity and business rates. However, we include in the price per month – rent; service charge; ultra-fast Wi-Fi; access to boutique communal lounge areas; complimentary tea and coffee refreshments and access to regular in-house networking events.

Minimum terms vary depending on the office size and your business needs. We offer flexible terms – ask us and we’ll find something that works for you!

IT & Security

We recently invested in a 10GB live line which enables us to provide reliable and bespoke IT and Telecom packages. These mirror commitment terms with no long lead time and no connection fees.

We use Paxton access control, CCTV throughout the building and secure entry points across the whole building. All tenants receive digital key fobs.

Community & Events

Yes! We run regular community events such as seasonal gatherings, coffee mornings and pop-ups. Keep an eye on your tenant newsletter for updates.

Moving in

Often within a few days, depending on availability and any customisation required.

We are happy to work with your team and contractors to ensure you have a smooth move in! We have a Goods Lift and a Loading Bay which you can book out with our reception team to ensure you have an easy move in.

It removes the hassle of traditional leasing by offering a single monthly fee that covers rent, rates, utilities and ultra-fast wifi. You get a private, light-filled office alongside access to premium facilities, including our boutique communal lounges, a refectory with fresh coffee, and a stunning reception to wow your guests from the moment they arrive.

A managed office is similar to a serviced office in that it is operated by a third party with flexible terms. The main difference is that a managed office is typically a ‘blank canvas’ that you can fully customize to your own business identity. However, at JQ Modern we offer the best of both: you get a private, high-spec office that is ready to go, but with the option to personalise your furniture and IT solutions to suit your specific brand needs.

No, you don’t have to worry about separate business rates. We provide a single, cost-effective monthly bill that covers your rent, business rates, utilities, and internet, along with access to all our facilities.

There are three main types of office spaces: 

  • Traditional office space: these are long-term, conventional leases where the tenant is responsible for fitting out, cleaning and managing the space.
  • Serviced office space: these are fully furnished and managed by a third party, they are available on flexible, short-term contracts.
  • Managed office space: these are managed by a landlord and offer a private tailor space for you.

 

JQ Modern offers two types of office spaces:

  • Serviced Offices (1-5 people): starting from £275 per month, these are our boutique, ready-to-go spaces.
  • Private Offices (5-50 people): starting from £550 per month, these allow you to work with our design team to personalise your furniture, layout, and IT solutions.

The cost of an office rental per square depends on numerous factors, including the grade of the space. Prices can range from £19-£50.

An ideal office layout is dependent on your business and its needs. However, a hybrid office layout is best suited for flexible work. They combine multiple setups, such as hot desks, collaboration areas, and private spaces, to accommodate diverse work styles.

Total office space = (10×80) + 160 + 64 =1,024 sq ft

The minimum legal requirement of floor space per person is 4.62 square metres (approx 50 sq ft), however for comfort it is recommended around 9-14 square metres (approx 100-150 feet).

Total office space = (20×80) + 320 + 128 = 2,048 sq ft
